A record year for sales and prices.  According to the latest MLS® forecast released by The Canadian Real Estate. Association (CREA), national home sales are already heading for a record year in 2021.

  • The national average price is forecast to rise by 9.1% to $620,400.
  • Shortages of supply, particularly in Ontario, will limit sales and keep pressure on pricing.
  • Sales are expected to ease back as the year progresses, but a record is still expected.
  • National home sales are forecast to rise 7.2% in 2021, to around 584,000 units.

STAGING TIPS THAT WILL SELL YOUR HOME.

1. Clean Your Home

The simplest thing as a home owner, maximize the appeal of your home both inside and out is to give it a good clean fresh look. Your treasured personal collections that mean the world to you look like clutter to potential buyers and become a huge distraction. In addition to washing, dusting and polishing features like your backsplash, cabinets and countertops, clean out cluttered cupboards and closets, wash the windows and tackle the landscaping. Consider to donate or sell items you know won’t be coming with you to your new home.

2. Grouping Your Furniture

There’s a long-standing myth that spreading out furniture will make the room appear larger, but in fact, it’s the exact opposite. Floating your furniture away from walls in cozy, functional groups actually creates an organic flow to the room and is more pleasing to the eye.

3. Highlight The Best Use Of Space

If you have a nook that’s become a place where your junk or clutter gathers, repurpose it to show it as a functional space. An armchair, lamp and small table can create a quick and easy reading nook or floating shelves can transform an area into a pantry or storage den.

4. Let There Be Light

Properly utilizing the lighting you already have can make a huge difference when potential buyers are touring your space, especially in hallways, basements and bathrooms. Make your home appear as light-filled as possible by either adding some new lighting fixtures or increasing the wattage of your lightbulbs.

5. Inspired By A Spa Effect

That calming and comforting effects of a spa retreat can easily resembled in your bathroom with small changes. Polishing the surfaces for a gleaming, luxurious look and adding details like rolled up hand towels on decorative trays, and lightly-scented candles.

6. Rearrange Your Home Accents

The use of accent pieces you have accumulated over the years in a way that’s more attractive to potential home buyers. Odd numbers are more pleasing to the eye, especially three or five. Position your home accents in a triangle formation on coffee tables and shelves with mismatched heights and widths in each group, largest in the back. This will maximize the appeal, group accent items with some unifying category, like colour or texture.

7. Adding Some Green

Adding little details like plants or silk flowers and greenery in bedroom, bathrooms and kitchens will create the impression of a well cared and inviting home. Simply placing a decorative bowl of green apples on the kitchen island will showcase the space in a whole new way.

8. Neutralize The Air In Your Home

Using an air freshener is a great option, but it can often be overwhelming if you rely too heavily on them.  The best thing to do is to air out your home as often as possible and give it a good clean before an open house. We all know someone whose home always smells of something. You may have become immune to the lingering smells of your home, but for potential buyers, it hits them right in the face the moment they walk in. People have a strong connection between smell and memory, it may be what they remember most about your home.

If there is one thing to invest in before you sell your home, I recommend a fresh coat of paint in a neutral shade. It provides a crisp, fresh look without distracting buyers from the features of your home.
